Welcome
to the winter edition of our quarterly newsletter. Of particular note
is the update on progress at Jubilee. We also have local news to keep
you up to date. July is Greek for Billabong when in Jbay...so to all
who have joined us for the school holidays or nipped through for the
day from PE to catch the surf action...ENJOY!
Timeframe
for transfer
With the financial pressure on everyone, in all
aspects of society due to the world economic slowdown in 2009, we are
not rushing to get into the ground. Jubilee has chosen this as a wise
strategy so as to benefit investors.
“Jubilee is going ahead and we are going to manage
the delivery of bulk services and the phasing of construction to ensure
that our buyers will take transfer in a favourable economic
climate” says Robert Birch, land-owner and co-developer.
The thinking behind this strategy is that once
construction of bulk services commences, there is a time scale of
approximately 12 months before transfer to the buyers, which then also
means the balance of their payments are then due. If we manage this
time scale skilfully, it will mean we can ensure buyers will take
transfer nearer to the end of 2010, and continuing into 2011 with the
remaining phases.
“Our strategy is to ensure that buyers take transfer
when conditions are as favourable as possible for investors,”
is the sentiment resounding from the DevCo meeting recently held in
Cape Town.
With the successful IPL Cricket and Confederation
Cup tournaments under the belt for South Africa, we are confident that
the Soccer World Cup is going to create a wake of opportunity for many
sectors, especially impacting positively on the property market. There
is no doubt that the Eastern Cape has been seen by many families and
semi-retired folks, and shrewd investors alike, as the best
value-for-money and attractive part of the South Africa to be acquiring
property.
With all of the approvals in place for Jubilee
Lakes, including the Record of Decision (RoD) issued by the Eastern
Cape Economic Development and Environmental Affairs Department, it is
now only a matter of TIMING!

Environmental
Record of Decision (RoD)
This is one of the most crucial approvals that any
development requires from the relevant Authorities and is referred to
as a Record of Decision (RoD). This is an extremely in-depth
investigation which requires a number of specialist studies to
ascertain what possible impacts there may be on the general
environment.
This is not just about the
‘goggas’ & flowers but also covers all
definitions of our environment. In other words, it does not only
include fauna & flora but also a wide range of aspects from
traffic studies, socio-economic studies, and of course as previously
mentioned in our newsletters, how the huge volumes of water will be
dealt with and treated through the wetland and lakes that feature on
Jubilee Lakes.
This final approval from the Eastern Cape Economic
Development & Environmental Affairs Department, was received by
Jubilee Lakes this year.

When will I take
transfer?
The Developers
are managing the timeframe for transfer so that you will take transfer
at the earliest end 2010 continuing into 2011 with the remaining phases.
What benefit is
it to me to take transfer later rather than sooner?
The Economic climate will improve. You will be
taking ownership of property then, at launch-time prices!
Is Jubilee
approved for development?
Yes, Jubilee has
received the approval from the Local Provincial Authority, namely the
Record of Decision (RoD)
What do the
Developers have to say?
The Developers
will only consider Jubilee a success when the property owners make
money from their investment. “We do care about the property
owners and their wellbeing” says Rob Birch.

Nursery
Whilst the slow-down in the world economy affects
us all, a strong growth record is being achieved at the Jubilee Lakes
onsite nursery! A big hit has been the Yellow Wood trees that have
grown incredibly fast, says Miriam Muller, Horticulturist at the
Jubilee Lakes Nursery. “We seem to have fantastic conditions
at the nursery and they have grown by half a metre in the last
year!” By the time the Property Owners take transfer, the
Yellow Woods will be sizeable enough and ready to be planted straight
away, to line the Boulevard circling the Estate, and compliment the
aesthetic country style theme of Jubilee Lakes.

Golf
Data, co-developers at Jubilee, do well at Serengeti
On the same day much of the golf world had its eyes
fixed on New York to watch the US Open splish-splash to an eventual
conclusion, the golf world in South Africa focused its eyes on
Johannesburg and the opening of Serengeti Golf & Wildlife
Estate.
On
June 20, Jack Nicklaus unveiled his latest creation, the Jack Nicklaus
Signature Courses at Serengeti Golf & Wildlife Estate. The day
of the opening, more than 600 walked along with the Golden Bear under
cool-and-clear skies, as he and his son Jack II showcased the golf
course and explained the strategy behind the design.
Serengeti
will join an elite group of more than 340 courses that carry the
Nicklaus Design name and a celebrated list of five courses Jack
Nicklaus has designed and opened in South Africa since 1998. The four
previous courses—Pecanwood (Northwest Province), Pearl Valley
(Western Cape), Simola (Southern Cape) and St Francis Links (Eastern
Cape)—have all won Golf
Digest’s
Best
New Course in South Africa for the respective years they opened, so the
bar has been set high for Serengeti.
Golf
Data are the golf course construction contractors on this prestigious
Estate, making sure that the demands of the high specifications and US
PGA requirements are all well met. Cool season grass has been used
which means it stays green and lush all year round, thriving in harsh
Highveld winters. This is a special feature on this 27-hole (1 and half
golf course) Signature course. Both Jack Nicklaus and Serengeti
Developers are extremely pleased with the result.

is Billabong Pro
month in Jeffrey’s Bay where we watch the best surfers in the
world ride the best waves in the world! Congratulations to Parko on the
2009 title! Local hero, Sean Holmes thrilled the crowd for two days
running before he was beaten by Dane Reynolds in the quarter-final
round. Well done Sean, you made us proud!
The
Jeffrey’s Bay Fountains
Mall has
been buzzing with Billabong Pro Festivities. The Quicksilver
Store had
their official launch on 10th
July. The launch included autographs by 8 Quicksilver sponsored
surfers, including Kelly Slater, as well as international skaters
officially opening the indoor skate park, the biggest in southern
hemisphere. Over 500 people attended the event with local media
capturing the fun.
The
Rip
Curl Store had
their sponsored surfers signing autographs, with Mick Fanning &
Tom Curren ‘wowing’ the crowds. Another recent
highlight at the Mall was the opening of the Wimpy
Bar
opposite Game. Welcome Wimpy!

Victory Medical Centre has
recently opened its doors in Jbay! The centre consists of a Doctor
surgery & a Healthy Mom & Baby Clinic. It is an NGO
linked to Victory Christian Church which caters for all layers of
society from the poor of the poor to the wealthy.
“We offer
private midwife care, well baby clinic,
child birth classes and crisis pregnancy counselling” says
Margreet Wibbelink, midwife at the centre.
The Policlinic opened on the 15th
May this year. This multi-faceted centre will offer 24 hour service
(including Ambulance service), casualty, x-rays, pharmacy, pathology
and specialists visiting on certain days. A full Dialysis Department in
the centre will also be a welcome facility in Jbay for both locals and
international visitors.
3 Fat Fish Restaurant has just brought out their new menu. New pizzas
have been added as well as curries, seafood & pastas.
In Food Deli now has live music every Saturday. Local band, Hot Wasabe will entertain you while you dine on your
favourite dish on the menu.
Lola’s Closet is the new factory outlet in town. The shop is the
outlet for the last of the range boutique style clothing sold at their
shops in other parts of the country.

Mandela Bay Stadium 2010
Port Elizabeth,
just 75km from Jeffrey’s Bay, has been chosen by FIFA as the
Eastern Cape host city for the World Cup 2010.The stadium has been
built on the North End Lake, which will make an idyllic setting for
match days. This
stadium in the Eastern Cape will host seven matches, including one of
the semi-finals. It is a new stadium.
With 11 months to go, the countdown has begun to
the soccer world coming to South Africa! We believe this is going to
have an enormous impact on all sectors of society from small vendors
selling arts & crafts right across the board to the property
market. Secure coastal property being a hot favourite!
