1. When can I buy a stand? What is the process?
Stands on the General Estate & Retirement Village are available now from any registered ESTATE AGENCY in Jeffrey’s Bay and the Jubilee Sales Office. Please call Lindi on 083-675-0082 or email lindi@jubileelakes.co.za for more information. Visit our website www.jubileelakes.co.za for a copy of the Deed of Sale & all other documents associated with purchasing property on the Estate.

• A 10% deposit is required on signature of your Deed of Sale.
• Proof must be provided for the balance of purchase price which will be due on transfer. This can be provided by cash letter from your bank or mortgage loan.

2. What is the policy on building at Jubilee Lakes?
As per the sales agreement “the purchaser and/or his successors in title shall complete the works at the latest sixty (60) months of the date of transfer, provided that the works shall be completed within 12 months from the date on which it commences.
 
3. What is the policy on building contractors & will owner builders be allowed?
A builder will need to be registered with the NHBRC and be approved by the Jubilee Lakes review committee in order to be listed as an accredited builder at Jubilee Lakes. This provision is to ensure a certain degree of quality and standard on the Estate.
 
4. Are there building packages available for the full title stands yet?
There are currently no building packages available as each home owner appoints the builder of their choice from the Jubilee panel of builders or have their own builder registered with the Estate.

For those in the Jubilee Retirement Village there are various management services available in Jeffrey’s Bay to manage the building of your home.
 
5. What is the policy in regards to Architects & Architectural guidelines?
At date hereof, the Developer has appointed Munnik Visser Architects as the preferred Estate Architects and Boorgetman are the appointed preferred Architects for the Retirement Village.

The Architectural Guidelines will be implemented by the Architectural Review Committee under the guidance of the controlling Architect to ensure that all building work contributes to the architectural integrity of the Estate along with specified Architectural guidelines.

The Homeowners’ Association take responsibility for maintaining standards in perpetuity, subject to the Developers authority to control standards until all phases have been completed.
 
6. Define the Estate’s security
Security is recognised as being one of the foremost motivations for living in gated estates and is therefore a high priority item at Jubilee Lakes. In addition to the electrified perimeter fence there will be 24 hour professional security officers operating under a dedicated Security Manager operating from the control centre.
 
7. Will there be open space?
With the area of the Estate over 480 hectares in size, open space is not a concern. More than 50% of the Estate is dedicated to open areas, parks and the golf course.

Due to the size of the Estate the Developers have the luxury of the majority of the single residential erven on Jubilee being in excess of a thousand (1000) square metres up to five and half thousand (5500) square metres.
 
8. Tell me more about living on the Estate
Jubilee Lakes will offer a myriad of facilities to enhance the lifestyle of the discerning individual. These include tennis and squash courts, a gymnasium and an equestrian area. In addition, a magnificent bowling green, a heated swimming pool and walking trails that will meander through the vast landscaped areas on the property. Fishing facilities for bass will be provided for on one of the Lakes on the Estate. Bird watching will also be available for those who love to see birds in their natural environment. Top quality golf will be on offer at this Nicklaus Design Golf course Estate. This course will be of the parklands style golf course.

10. Jubilee Lakes Golf Club details
Jubilee Lakes Golf Estate will boast a world class 18 hole Nicklaus Design, parklands style course and will be constructed to USGA specifications.

Golf membership and green fees will be included in the monthly levies. Each year, once your levy is paid, you will not pay any further membership fees or green fees.
 
11. Levies on the General Estate
The General Estate levy will consist of two levies namely an Estate levy and a Sports levy.

The Estate Levy will be payable from date of transfer which includes general Estate Maintenance, general Estate Security and general Estate running costs. This will be approximately R650 per month per property.

The Sports Facility Levy will be payable on a sliding scale as when the facilities are completed with a total payment of approximately R7500 per year, ie equivalent to R600 per month. This payment includes the principal member his spouse and their dependent, minor children and entitles them access to golf, the gym, tennis courts, squash courts, indoor heated pool and all other sports amenities.
 
12. What are the costs involved when I take transfer of my property?
Conveyancing and bond costs will be to your account. VAT and commission are included in the purchase price.
 
13. Where will the nearest shopping mall be?
Jubilee is situated a mere 1km from the Fountains Regional Shopping Mall. This Mall boasts anchor tenants such as Woolworths, Truworths, Edgars, Pick N Pay and Game. It will also house 3 new cinemas. Living at Jubilee means you can enjoy a country lifestyle with convenience of a shopping mall less than 5 minutes drive away.

Billabong Headquarters is also situated in Jeffrey’s Bay.
 
14. Will there be sufficient electricity for Jubilee Lakes?
We have already been pre-approved by Eskom and the local authority that there is sufficient capacity to cater for the Jubilee Lakes development.
 
15. Will there be sufficient water for Jubilee Lakes Golf Estate?
Jubilee has access to enough water for four (4) golf courses.
 
16. Why do we have to pay 1% to the Jubilee Lakes Development Trust on sale of my property?
The developers of Jubilee Lakes introduced a 1% levy on all sales going forward, which condition is to be made a Title Deed condition. The 1% shall be paid into a Trust and this Trust shall be collectively run by the Developers and members of the Jubilee Lakes Home Owners Association. Certain social and community projects shall be identified and the funds shall be targeted to ensure that a real difference within the community is achieved. It is the developer’s view point that a development of this nature shall not only provide facilities and be an incredible sense of place for people who invest within the development but that the development can be seen to provide a greater benefit to the Jeffrey’s Bay community at large. We trust that all investors in our beautiful Estate shall agree and understand our philosophy of trying to make a better place not only for ourselves to live in but also to improve the living conditions of those around us.
 
17. Jubilee Retirement Village details
The Retirement Village is within the security of Jubilee Lakes Estate. One hundred and ninety three (193) full title erven have been launched & are available for sale. Sectional title units will be developed close to the Jubilee Wellness Centre (social hub) and include assisted living apartments and 1-bed & 2-bed apartments, to be launched in future phase.

Frail care with full medical care will be available. This is to be launched in a future phase.
There will be a 24 hour panic response system at JRV.
There is a first class hospital nearby which will be in partnership with JRV.

The Village Wellness Centre Complex will include:
• Upmarket restaurant/Coffee shop with fully equipped kitchen

18. Levies at Jubilee Retirement Village
Retirement levy options:

Silver levy option - includes general estate levy & retirement portion & clubhouse & bowls facilities – estimated R1100 p/m.

Gold levy option – includes general estate levy & retirement portion & clubhouse & all sporting facilities, including golf at off-peak times – estimated R1300 p/m.

Platinum levy option – includes general estate levy & retirement portion & clubhouse & all sporting facilities, including full golf membership – estimated R1575 p/m.
